advice on buying a condo with a sailboat dock

We are a family from Toronto and last year sailed from Toronto to Grenada and back. Turns out we really like the warmer saltier water and so does Bojangles our 50ft Gulfstar ketch so we have decided to bring her down and sail/cruise out of west Florida whenever we can. Does anyone have any tips or best places to look for a 3 bedroom condo with a dock or is it better to just get a condo and rent a dock from someone else?
